RESIDENTIAL EXTENSIONS
We offer two fixed fee service packages which
we would normally associate with traditionally built residential
extensions. Typically, this would comprise of deep strip foundations,
brick and block cavity external walls, flat or pitched roof
to the size and shape generally asked for by the client.
Special Projects are larger, complex constructions incorporating
steel framed structures necessitating extensive structural calculations
and drawing work to satisfy the local authorities planning and
building control offices. This also covers off barn conversions,
loft conversions and new build structures. These types of projects
will be priced on an individual bases and signed off by the
client prior to drawing works commencing.
What's not included in our
fee
It should be noted that the packages
below do not include charges associated with Local Authority
Planning or Building Control inspection fees. We will provide
you with the relevant schedule of fees issued by the local authority
to ensure that your cheques are payable to the right council
and to the correct amount.
Additionally, we do not provide structural calculations as part
of any of the fees detailed below. The work associated with
this discipline is a necessary part of most local authority
building control applications. We are happy to tender this part
of the project on your behalf to local companies within your
area.

Modern Construction
Prices from £50/hr
Extensions constructed from materials other than bricks and
blocks.
PROJECT MANAGEMENT / SUPERVISION
Prices from £45/hr or 3% of build cost
To supervise or oversee the management and construction of your
extension.
DESIGN CHANGES DURING CONSTRUCTION
Prices from £65/hr
Provide new, revised or updated plans during construction.
SPECIFICATION OF WORKS
Prices from 2% of the build cost
Provide a detailed document for purposes of tendering to contractors

On successful completion and
approval by the local authority of your application we will
provide you with the stamped approved drawings along with an
additional two full sets of drawings for purposes of tendering
to local builders.

Site visits from £25
We have found it necessary to charge for site
visits due to the very large quantity of extension projects
we are requested to price every week.

Planning
drawings usually completed within 10-15 workings days of stage
2.
Please note.
Once the drawings have been submitted to the local authority
any alterations you wish to make to them will be treated as
a design change and remedial work will in-cure additional fees
for the time taken to achieve the new proposals. It should also
be noted that design changes such as this may also impact on
the structural element of the design and therefore require new
calculations to be provided, also incurring additional costs
which will be past on to you. In situations such as this our
time is charged at £25 / hr and time scales for this work
will have to be off-set against our current work load at the
time.
